1. What is included in the price of my stay at Tinney Waters?
The price of your stay includes accommodation, utilities, and access to amenities such as WiFi, private gardens, and hot tubs (where applicable). Additional charges may apply for extra services or requests such as early check-ins, late check-outs, or pet fees.
2. What are the fishing rules?
- Barbless hooks only at all times
- No rods with baited hooks to be left unattended
- No Lead Weights
- Landing nets and unhooking mats must be used
3. Can I bring my pet?
Yes! Our accommodations are dog-friendly, and we welcome well-behaved dogs. Littlecot Cottage and Stable Cottage both have fully enclosed gardens, making them ideal for your pets to enjoy the outdoors.
4. What facilities are available in the accommodation?
All our accommodations are equipped with essential amenities, including kitchen facilities, a television, WiFi, and private bathrooms. Some homes, such as Littlecot Cottage and Stable Cottage, also feature private hot tubs for added relaxation.
5. Is there WiFi in the accommodations?
Yes, we provide free WiFi in all of our accommodations to ensure you stay connected during your stay.
6. Are the accommodations suitable for families or large groups?
Yes, Tinney Waters is perfect for both families and larger groups. We offer a range of accommodations, including the 4-berth Taw Home and 6-berth Torridge Home, ideal for families or groups seeking more space.
7. How do I book my stay at Tinney Waters?
You can easily book your stay through our website using the Bookalet booking form. Simply choose your accommodation, dates, and provide your details to complete the reservation.
8. What is the check-in and check-out time?
Check-in is available from 3:00 PM onwards, and check-out is by 10:00 AM. If you require early check-in or late check-out, please contact us in advance to check availability.
9. Can I fish on-site during my stay?
Yes, Tinney Waters offers great fishing opportunities. Please check our Fishing page for more details on the fishing facilities and any related guidelines.
10. Are the accommodations accessible for people with mobility challenges?

Had a wonderful break staying in Stable Cottage. Mike & Sally are great hosts. Beautiful setting definitely 5 star.
We had a lovely few days staying at Stable Cottage. Sally and Mike were absolutely wonderful hosts and always happy to recommend places to visit. The cottage was immaculate and had everything we could have thought about. Our daughter loved the dogs ‘pickle’ and ‘lilly’. We can’t wait to return.
As usual, we had a wonderful time in the beautiful setting of Tinney Waters. The fishing was fantastic and we both caught lots of fish. A warm friendly welcome, peace and quiet in such a lovely place and fantastic fishing - what more could we need?
